AGM / SGM notice calculator
Tell it the scheme and the agenda, then pick the meeting date. It gives the notice the meeting needs and the last day the notice can go out.
The day the meeting is held.
14 days’ notice
Ordinary resolutions only.
Votera works out the notice from the agenda. An annual general meeting at a sectional title scheme with ordinary resolutions needs 14 days. Add a special resolution to the agenda and it needs 30. A special general meeting at an HOA is given 21 days, about three weeks, and the scheme's MOI notice clause governs.
Sectional title: 14 days' notice, or 30 when a special or unanimous resolution is on the agenda. For an HOA, about three weeks, and your MOI has the final word.
On Votera the meeting page works this out from the agenda as you build it. Check your meeting quorum too.
This calculator reflects the Sectional Titles Schemes Management Act 8 of 2011 and its Prescribed Management Rules as generally applied, and for HOAs the Companies Act’s 15 business days, and is provided for information only, not legal advice. Shorter notice is possible in some cases, such as an urgent meeting the trustees resolve to call on seven days (PMR 15(7)), or with everyone’s written agreement. Check your scheme’s registered rules or MOI, and consult a professional for anything contentious.
